Obama embraces economic record in new commercial

WILLIAMSBURG, Va. (AP) ? With the economy showing some signs of improvement three weeks before Election Day, President Barack Obama on Monday laid down a full embrace of the economic record many Republicans say is his biggest weakness.

The president's first act in this critical campaign week was to announce a new battleground state advertisement featuring voters discussing the ways their economic conditions have improved during his term. The ad was hitting the airwaves as Obama and Republican challenger Mitt Romney huddled in intense preparation for their second debate as polls show a closely fought campaign.

"This race is tied," Obama said in an appeal to supporters asking them to donate at least $5 to his re-election effort. He promised to be "fighting" for the election on the debate stage Tuesday night ? something many of his supporters thought he did too little of in his first face-off with Romney.

Early voting is under way in dozens of states, giving the candidates little chance to recover from any slip-ups that come in these final days. Obama has been trying to get his supporters to lock in their choice now, and his campaign announced Monday that he and his wife, Michelle, would become the first president and first lady to cast their ballots early.

Obama planned to vote early during a visit to his home state of Illinois next week, while Michelle Obama told a rally in Delaware, Ohio, that she dropped her absentee ballot in the mail Monday. "For me, it was Election Day," she said.

Even as polls show the race tightening nationally and in battleground states, Obama's campaign aides say they are encouraged by public and private surveys showing voters growing more confident about the direction of the economy. Those trends are behind the new 30-second spot the campaign is running in Colorado, Iowa, Nevada and Virginia.

"Stick with this guy," a gravelly voiced man says at the end of the commercial in a point Obama hopes wavering voters will embrace. A second ad targeted at Ohio voters features former astronaut and Sen. John Glenn touting Obama's character and economic record.

Aides argue that some voters got a psychological boost when the unemployment rate fell below 8 percent last month for the first time since Obama's inauguration. But the campaign says it puts more stock in economic indicators showing an increase in consumer confidence and retail spending, which indicate shifts in voter behavior.

Retail sales rose 1.1 percent last month, the Commerce Department said Monday. That followed a 1.2 percent increase in August, which was revised slightly higher. Both were the largest gains since October 2010.

Still, with millions of Americans still out of work, the campaign is trying to walk a fine line between touting economic gains and acknowledging that many voters are still struggling.

GOP vice presidential nominee Paul Ryan lambasted Obama's handling of the deficit during an appearance Monday in Ryan's home state of Wisconsin. He pointed to a digital scoreboard his campaign set up at the far end of Carroll University's field house that tracked the growth of the nation's deficit in real time.

"Look at how fast those numbers are running," Ryan said. "We know without a shred of doubt that we have consigned the next generation to this path of debt."

He acknowledged that Obama inherited "a tough situation" when he took office but argued the president has only made things worse. He touted Romney's plan to cut taxes by 20 percent across the board as the path back to economic growth.

Obama campaign spokeswoman Jennifer Psaki said the president would seek to run on his economic record, not away from it, during Tuesday's debate.

"He would be happy to spend the entire debate talking about their visions for the middle class," Psaki told reporters gathered in Williamsburg, Va., where Obama and his advisers were in the midst of an intense, three-day "debate camp" at a golf resort.

Obama's campaign, seeking to rebound from a dismal first debate, promised a more energetic president would take the stage Tuesday at Hofstra University in Hempstead, N.Y. Romney's team aimed to build on a commanding opening debate that gave the Republican new life in a White House race that had once appeared to be slipping away from him.

"The debate was huge and we've seen our numbers move all across the country," Romney's wife, Ann, said in an interview on Philadelphia radio station WPHT. She talked about the larger crowds her husband has been drawing in the aftermath of that first face-off. "That's what you call momentum," she said.

Much of the pressure in the coming debate will be on Obama, who aides acknowledge showed up at the first face-off with less practice ? and far less energy ? than they had wanted. Romney, who has made no secret of the huge priority his campaign puts on the debates, practiced Monday at a hotel near his home in Massachusetts.

Romney's advisers suggested the Republican nominee would continue to moderate his message ? in tone, if not substance ? as he did in the Oct. 3 meeting to help broaden his appeal to the narrow slice of undecided voters. In recent days, Romney has promised his tax plan would not benefit the wealthy, emphasized his work with Democrats as Massachusetts governor and downplayed plans to curtail women's abortion rights.

Ann Romney focused on the struggles women face in her radio interview. "The numbers don't lie and what the numbers tell us is that more women have been hurt by this economy than men, more women are unemployed, and more women have fallen into poverty in the last four years," she said. "We do hear their voices."

During debate preparations, aides are working on tailoring that message to a debate format. They're also working on balancing aggressive tactics with the debate's town-hall format, which often requires candidates to show a connection with questioners from the audience.

Also Monday, Romney's campaign announced it raised $170.4 million last month with the Republican Party, a little behind Obama's $181 million September haul with the Democratic Party. Romney and the GOP had been raising more money than Obama and the Democrats by mid-summer, but that changed last month. Both candidates are using their millions to expand campaign offices and flood airwaves with television ads in key in the election's final weeks.

Romney's top-flight donors are meeting at New York's tony Waldorf Astoria hotel through Wednesday, getting a chance to mingle with Ryan and attend strategy briefings and policy discussions with senior Romney aides.

The retreat appears to be a scaled-down version of a posh Park City, Utah, gathering this summer for Romney's most generous contributors. There, Romney officials hosted campaign updates and set ambitious fundraising goals for the general election.

Headaches doctors in san franciscoWe have been providing treatment for headaches in San Francisco for over 20 years.

Headaches are one of the most common reasons people seek chiropractic care. Many patients with headaches benefit significantly from adjustments made to the upper cervical region. So, the question is, how does adjusting the neck help headaches? To help answer this question, let?s look at a study that was recently published that examined this exact issue.

??????????? It?s been said that if one understands anatomy, determining WHERE the problem is located becomes easy. So, let?s take a look at the anatomy in the upper most part of the neck. In the study previously mentioned (http://www.ncbi.nlm.nih.gov/pubmed/21278628), the authors found an intimate relationship between the muscles that connect the upper 2 cervical vertebra (C1 and 2) together and their anatomical connection to the dura mater (the covering of the spinal cord). They identified this anatomical connection between the muscles that span between the back aspect of C1/2 and the dural connection as having a significant role in the development of headaches usually referred to as cervicogenic headaches.

??????????? There are several reasons why chiropractors adjust or manipulate the upper cervical vertebrae in patients with headaches. The obvious reason is simply because it helps to reduce the intensity, frequency and duration of headaches. The reason it works is this: If one or both of the upper 2 vertebrae (C1 and C2, also referred to as the atlas and axis, respectively) are either blocked or fixed and cannot properly move independently, then there is an abnormal change in the biomechanics in that region. Similarly, if one of the two vertebrae is rotated or shifted in reference to the other, a similar biomechanical ?lesion? or problem occurs (often referred to as a ?subluxation?). You can take all the ibuprofen, Aleve, Tylenol or other perhaps stronger, prescription medication for the headache, but it is not logical that the biomechanical problem at C1 and/or C2 is going to change by inducing a chemical change (i.e., taking a pill). All you?re doing is masking the symptoms for a while, at best.

??????????? Many people find that after a several chiropractic adjustments, their headaches are significantly improved. This is because restoring proper biomechanics to the C1/2 region reduces the abnormal forces on the vertebrae as well as any abnormal pull or traction of the posterior cervical muscles on the dural attachment. It has been reported that the function of this muscle/dura connection is to resist excessive movement of the dura towards the spinal cord when we look upwards and forwards. During neurosurgery, observation of mechanical stress on the dura was found to be associated in patients with headaches. In chronic headache sufferers, adjustments applied to this area results in significant improvement. There is no other treatment approach that matches the ability that adjustments or manipulation have in restoring the C1/2 biomechanical relationship thus, helping the headache sufferer. Another treatment option that has been shown to benefit the headache patient is injections to this same area. However, given the side effects of cortisone, botox, and other injectable chemicals, it?s clear that chiropractic should be utilized first. It?s the safest, most effective, and fastest way to restore function in the C1/2 area, thus relieving headaches.

??????????? We realize that you have a choice in where you choose your healthcare services.? If you, a friend or family member requires care for headaches, we sincerely appreciate the trust and confidence shown by choosing our services and look forward in serving you and your family presently and, in the future.

WASHINGTON (AP) ? President Barack Obama is hailing the rebound of the U.S. auto industry, pointing to progress since his administration rescued General Motors and Chrysler.

Obama says in his weekly radio and Internet address that auto sales are the highest they've been in more than four years and the industry has created nearly a quarter of a million new jobs.

Automakers are large employers in Ohio, one of the pivotal states in the race between Obama and Republican Mitt Romney.

Markwayne Mullin, an Oklahoma Republican running for Congress, says in the GOP address that the Obama administration has pushed regulations that make it difficult for businesses.

He says the economy "doesn't need more meddling ? it needs more certainty."

4 Reasons to Check Out the San Francisco Bulls, the Bay Area's ...

The ECHL's San Francisco Bulls will play their home games at the Cow Palace. Photo by Dante Alighieri/Wikipedia.

Is the Bay Area ready for more hockey? San Francisco's newest professional sports team thinks the answer is yes, and tonight it will begin to find out if it's right.

The?San Francisco Bulls, an East Coast Hockey League franchise, will play their inaugural regular season game at 7:15 p.m. against the Bakersfield Condors at the Cow Palace. Click here for the full schedule.

The Bulls have reason to believe they can be successful at drawing fans. At least 5,200 tickets have been sold for tonight's game, a pretty good number for an ECHL team. You can think of the ECHL as hockey's version of baseball's Double A, with the Bulls featuring prospects from the San Jose Sharks, their NHL parent club. (The American Hockey League?is hockey's Triple A league.)?Capacity at the Cow Palace will be 8,500 for Bulls games.

Thanks to the Sharks, Bulls players and management also have ample evidence that Bay Area sports fans appreciate hockey. The Sharks drew an average of 17,562 fans per game during the 2011-2012 season, according to ESPN. That's the capacity for hockey at HP Pavilion.

And at least for now, those Sharks fans will have to come to San Francisco if they want to check out pro hockey. That's because the NHL has cancelled games through Oct. 24 due to a labor dispute with the players. The season was slated to open Thursday.

If the NHL's lockout continues, the Cow Palace may be the only place to watch a professional hockey game in the Bay Area during the 2012-13 season.

So if you're not sold on pro hockey, here are four other reasons you may want to check out the Bulls this year:

1. Individual game tickets are relatively cheap. Before taxes and fees, the most expensive seat is $41, the least expensive $14.25. By comparison, the cheapest seats for a San Jose Sharks game are $35 each before taxes. A seat near the glass can cost $225.

2. There will be goals.?ECHL teams averaged nearly one-half goal per game more than NHL teams last season. OK, so that may not seem that impressive at first glance. But carry that over a 72-game ECHL season, and it means 36 more goals for fans than in the same number of NHL games. That gives you a better shot during an average game at seeing plays like this:

(And by the way, there also will be fights. Whether you're a fan of it or not, violence is part of both the NHL and minor league hockey, with a long history. The website hockeyfights.com?says that the ECHL's leading brawler fought 29 times during the 2011-2012 season; by comparison, the NHL's leading fighter was involved in 20 dustups. If it's to your taste, here's a look at one of the ECHL's fights from last season.)

3. The promotions should be fun.?The Bakersfield Condors caused a bit of stir earlier this year when they advertised?their Dec. 27 game against the Stockton Thunder - whose home city is struggling financially - would be "Our City Isn't Bankrupt Night." The ECHL can have?ridiculous?and fun promotions that are in the best tradition of minor league sports. That includes the teddy bear toss, a promotion held in many minor league hockey arenas. It calls for fans to bring stuffed animals to the game and throw them on the ice after the first home team goal; the toys typically are donated to charity.

The Bulls' first teddy bear toss is set for Dec. 7. To get a better understanding of what it will be like, check out this video I shot of a teddy bear toss in Stockton:

4. San Francisco Giants Manger Bruce Bochy says he'll be there. Because when your team completes a startling comeback in baseball, you should celebrate with some hockey.

SpaceX satellite loss is a warning for ride sharers

Paul Marks, chief technology correspondent

The Dragon capsule coupled to the ISS (Image: NASA)

For the second time this year, a commercial space freighter has docked at the International Space Station. The successful arrival of SpaceX's Dragon cargo vessel is a fresh shot in the arm for privately funded space flight - but there's a catch.

The mission moved forward at the expense of an Orbcomm communications satellite, which was riding in the "trunk" of the Falcon 9 rocket. An engine failure on the way up meant that the satellite was released in too low an orbit, and some industry experts think the stranded probe has now re-entered Earth's atmosphere.

The episode provides a salutary lesson for space entrepreneurs hoping to launch small satellites as secondary payloads on Falcon 9 flights. Emerging commercial space-flight firms such as Planetary Resources, the wannabe asteroid miners, believe such ride shares will be one economic way to deploy their constellations of rock-spotting telescopes and deep-space probes.

But as the name suggests, secondary payloads will take a back seat to the primary mission, SpaceX has confirmed. That's especially so when the main mission involves approaching a crewed spacecraft like the ISS, where safety is paramount.

The Orbcomm loss comes on the heels of a SpaceX presentation on secondary payloads given last week at the International Astronautical Congress in Naples, Italy. There, mission manager Dustin Doud gave a paper on the dedicated payload bay beneath the Dragon capsule and what people can expect from a secondary satellite launch.

In his paper, Doud says:

Falcon 9 offers breakthrough reliability because the nine Merlin engines that power the first stage offer engine-out redundancy. In fact, Falcon 9 is the first American launch vehicle since the Saturn V to offer such redundancy and reliability.

Flying unperturbed when an engine fails is a marvel of engineering - something that would have brought down earlier rockets.

But when redundancy was put to the test in this week's launch, the outcome was less than ideal. A couple of minutes after the nine-engine Falcon 9 rocket lifted off, a pressure drop on one engine caused it to shut down. Falcon 9's software automatically recomputed its ascent profile to cope with having just eight engines. That meant it burned the remaining engines for longer than planned to stay on course and intercept the space station, flying at around 410 kilometres above Earth.

The new trajectory used slightly more fuel, and the second-stage burn that was supposed to loft Orbcomm's satellite into its operational orbit of 750 kilometres was called off, to protect the space station.

"While there was sufficient fuel on board to [lift the satellite], the liquid oxygen on board was only enough to achieve a roughly 95 per cent likelihood of completing the second burn, so Falcon 9 did not attempt a restart," says SpaceX spokesperson Katherine Nelson.

The event highlights the fact that redundancy measures are no guarantee that firms hitching future rides won't find their equipment lost in space - at least when crewed spacecraft are involved.

"The priority here was to protect the space station," says Nelson of this week's event. "Very few secondary missions will be space station missions."

What is Car Insurance? : : Retro Low-Fi

Insurance Agency Chino There are more cars and drivers hitting the road every year. With countless vehicles on the road, crashes will happen. The difference between a small bother and major obstacle can be car insurance. But why do you need insurance and just how much should you buy? Car insurance protects you by paying for damage caused to your car or another person?s car and injury to others, yourself, or your passengers, and certain other occurrences, such as theft. Every state and province requires automobile insurance by law. Without insurance, you risk having to pay the full cost of any harm you cause others or of repairing or replacing your car if it is damaged or stolen.Pays for damages due to bodily injury and property damage to others for which you are responsible. Bodily injury damages include medical expenses, lost wages and pain and suffering. Property damage includes damaged property and loss of use of property. Sparta Johnny to follow to precedent in the Hit Or Bust Stakes - Bettor

Sparta Johnny to follow to precedent in the Hit Or Bust Stakes

Despite recent proficiency over Grade A4 and A3, the two-year-old blue dog, Sparta Johnny, is being heavily relied upon in the Grade A2 Hit Or Bust Stakes, backed by 5 to 2 chances for taking back to the connections the ?95 prize money. The joint favourite for him is, Mild And Wet. The race will be hosted by Swindon over 480 metres flat, and has brought together Locnamon Robin, Triangle Marina, Droopys Osprey and Bound In Ivy.

The P. Foster trained, Sparta Johnny, is bidding for reaching beyond the winning streak of four today through the opportunity tonight.

His quest for attaching successes began with the victory in an invitational race.

Droopys Scolari?s son won the Grade IT Intertrack Swindon V Poole on 14th September at Swindon over 285 metres.

The favourite entry broke from the third trap, raced in the middle, and reeling in for the wire undisputed got there within 16.30 seconds. With the final 1 ? lengths in his favour, Sparta Johnny cornered Tiger Feet into the second slot.

He then downed the Grade A4 480 metres flat race on 21st September, 2012 at Swindon over 480 metres. This time it was the fourth trap that did the magic, despite being the most unpopular trap to draw, the two-year-old cracked this nut too.

Breaking into an early lead got him the race in 29. 20 seconds coupled with a head?s margin.

The two-year-old out of, Newline Honcho, tossed in a hat-trick on the profile on 26th September, 2012 in the Grade A4 480 metres flat race at Swindon. Retaining the black jacket, he charged on in the middle of the track. The early pace and initial lead had him declaring victory in 29.24 seconds.

The favourite entry, Kilgraney Dessie, had to come at terms with the second position.

Racing in black once again took him to the winner?s enclosure on 3rd October, 2012 at Swindon over 480 metres flat race. Staying glued to the middle, and denying the lead to the rest of the lot remained his key in clocking the distance in 29.46 seconds.

Black Milo settled second after missing the first spot by just half-length.

If the black vest will bring him luck tonight or not will disclose soon.

(AP) ? Mexican marines gunned down of one of Mexico's most feared drug lords outside a baseball game in a state on the Texas border, but the body was stolen from a funeral home in a pre-dawn raid by a group of armed men, officials said Tuesday.

The theft of the body believed to belong to Zetas leader Heriberto Lazcano adds a bizarre and embarrassing twist to one of the most significant victories in Mexico's militarized battle with organized crime, two months before the man who sharply expanded it, President Felipe Calderon, leaves office.

It seems certain to fuel speculation about just what happened to Lazcano, an army special forces deserter whose brutal paramilitary tactics helped define the devastating six-year war among Mexico's drug gangs and authorities.

Coahuila state Attorney General Homero Ramos said two men were killed by marines Sunday outside a baseball game in the town of Progreso. He and the Mexican navy said the fingerprints of one man matched the records of Lazcano.

Early Monday morning, Ramos said, a group of armed men raided the funeral home where the bodies were kept, and stole both corpses.

The U.S Drug Enforcement Agency said it was still awaiting confirmation that one of Mexico's most feared drug lords had been slain.

Lazcano was credited with bringing military tactics and training to the enforcement arm of the Gulf Cartel, then splitting from his former bosses and turning the Zetas into one of the country's two most potent cartels, with a penchant for headline-grabbing atrocities and control of territory stretching along the U.S. border and at least as far south as Guatemala. The Zetas have carried out some of Mexico's bloodiest massacres, biggest jail breaks and fiercest attacks on authorities.

Most recently, the cartel was linked to the assassination of the nephew of the governor of Coahuila last week, a slaying that prompted the federal government to dispatch additional troops, federal police and criminal investigators to the state.

Mexican authorities have announced a string of arrests of high-profile Zetas figures in recent months. Such captures often lead authorities to higher-ranking figures.

By late Tuesday morning, Calderon had made no public statement about Lazcano's death, which would also help Mexico's most-wanted man and the Zetas' bitterest enemy, Sinaloa cartel head Joaquin "El Chapo" Guzman, who has been waging a vicious battle with the Zetas for territory along the U.S. border and other parts of Mexico.

Lazcano, who is also known as "El Verdugo" (the Executioner), is suspected in hundreds of killings, including the June 2004 slaying of Francisco Ortiz Franco, a top editor of a crusading weekly newspaper in Tijuana that often reported on drug trafficking. Ortiz Franco was gunned down in front of his two young children as he left a clinic.

The United States has offered a $5 million reward and Mexico an additional $2.3 million for information leading to Lazcano's arrest.

The Sunday shootout came in the rural area of Progreso, Coahuila, about 80 miles (125 kilometers) west of the Texas border, near Laredo.

The navy said it received complaints about armed men in the area and sent a patrol to check out the reports. Gunmen tossed grenades at the patrol from a moving vehicle, wounding one of the marines. His injuries were not life-threatening.

Two of the gunmen were killed in the ensuing shootout, the navy's statement said. In the gunmen's' vehicle, authorities found a grenade launcher, 12 grenades, what appeared to be rocket propelled grenade launcher and two rifles.

Under Lazcano's leadership, the Zetas recruited more hit men, many of them former Mexican soldiers, and hired "kaibiles," Guatemalan soldiers trained in counterinsurgency, transforming what had been a small group of assassins into a ruthless gang of enforcers for the Gulf cartel. The Zetas also were in charge of protecting the Gulf cartel's drug shipments.

The Zetas finally split from their former bosses in 2010 and have since been fighting a vicious battle for control of the drug business in northeastern Mexico, the traditional home base of the Gulf cartel. The result has been a surge of drug-related killings.

Lazcano "is credited with strengthening the organization ... he created a new structure of regional cells that specialize in specific crimes," Mexican federal prosecutors say in their profile of Lazcano.

The Zetas also earned notoriety for brutality by becoming the first to publicly display their beheaded rivals, most infamously two police officers in April 2006 in the resort city of Acapulco. The severed heads were found on spikes outside a government building with a message signed "Z'' that said: "So that you learn to respect."

Even with the death of Lazcano, the Zetas apparently would still be run by a ruthless capo, Miguel Angel Trevino Morales, who has a reputation for being even more brutal than Lazcano. Officials say Trevino Morales, also known was "Z 40," has taken on a greater leadership role and has even been reported to have replaced Lazcano as operational chief.

The report of Lazcano's death came just hours after the navy nabbed a suspected Zetas regional leader accused of involvement in some of the country's most notorious crimes in recent years.

Navy spokesman Jose Luis Vergara said Salvador Alfonso Martinez Escobedo was arrested Saturday in Nuevo Laredo, across from Laredo, Texas. The official said Martinez is believed to have masterminded the massacre of 72 migrants in the northern state of Tamaulipas in 2010.

The man known as "Squirrel" also has been linked to the escape of 151 prisoners in 2010 from a jail in the city of Nuevo Laredo, the recent flight of 131 prisoners in the city of Piedras Negras and the killing of U.S. citizen David Hartley in 2010 on Falcon Lake, which straddles the U.S.-Mexico border.

The death of Hartley drew wide attention as it appeared Hartley and his wife, Tiffany, were on a personal trip when he was shot by Mexican criminals on Sept. 30, 2010. The Hartleys were using personal watercraft on Falcon Lake when David Hartley was shot in the head and fell into the water.

The navy is also blaming Martinez for the killing of the Tamaulipas state police commander and chief investigator on the case, an attack that hampered the investigation.

The navy said Martinez is also a suspect in dozens of killings of people who were buried in mass graves at the same site of the 2010 massacre of migrants. Nearly 200 bodies were discovered in April 2011 in the town of San Fernando, close to the U.S. border. Those two crimes have been the most fatalities since Mexico's federal government launched an armed offensive against drug traffickers in December 2006.

Saudi oil minister says kingdom can meet demand

RIYADH, Saudi Arabia (AP) ? Saudi Arabia's oil minister said Tuesday his country has the ability to meet existing and future demand for oil, seeking to alleviate concerns about supply and cut prices.

Ali al-Naimi told reporters that the kingdom now pumps around 10 million barrels a day, and said its production capacity of more than 12 million barrels is sufficient to meet any world demand.

He said that current oil prices are too high, and the kingdom wants the per-barrel cost to fall back toward $100. Brent crude, which is used to price international varieties of oil, was trading above $113 a barrel in London on Tuesday.

Al-Naimi's comments came at the end of a meeting of Gulf Arab petroleum officials in Riyadh.

Also Tuesday, al-Naimi said Saudi Arabia's Aramco energy company discovered a new gas field in the Red Sea, about 26 kilometers (16 miles) northwest of Duba Port in Saudi Arabia.

The gas flowed at a rate of around 10 million cubic feet per day when testing the reservoir in a well that was more than 17,000 feet deep, al-Naimi said.

The minister said more wells would be drilled to determine the exact size of the gas field.

Before Buying A Home Read This Article | Eric Chua : Life, Business ...

One of the things that people buying homes may worry about is if their home will keep its value. This article will provide some great advice about this issue.

Real Estate

If you are recruiting an appraiser to help with your real estate decisions, be sure they are experienced. Do not use an appraiser that is suggested by your real estate agency. This represents a possible conflict of interest. The appraiser should have certification granted by the state.

TIP! Many programs exist to ease the burden of making a down payment, and you have no reason not to see if you qualify for some of them. If you also get your seller to pay closing costs, then you can reduce by a lot what you have to save prior to purchasing.

If you already have an approval letter, a seller will be more interested in your offer. Waiting for approval will also cost you time during the process of buying, which might ultimately cost you dollars as well.

If you are interested in buying part, or all, of a building for housing business operations, verify that it?s located in a good area. You could be making a bad business choice if you decide to open your business in a less than ideal neighborhood. Talk to a professional to find the best locations.

Find your home buying price range using an online calculator. Online calculators ask for income, expenses and debt amounts before crunching those numbers. This will allow you to get a realistic idea of what you really can afford, making sure you do not set yourself up to spend more than you should.

TIP! If you?re relocating, there is much information you can find online about your new neighborhood. You will be able to find lots of information, no matter the size and population of the town.

Foreclosure Properties

Keep an eye out for pre-foreclosure properties. In the event you are able to spend substantial time searching for investment opportunities, you may want to give pre-foreclosure properties a look. Pre-foreclosure properties are those with owners at risk of losing the home due to delinquency. You can get a lender?s list of pre-foreclosures, or place advertisements stating that you will pay cash to buy homes. A good tactic is to talk with the owner of the property and offer them slightly more than they owe on their loan. You will find this to be an excellent bargain, as most people do not owe the market value of the home.

You may not be required to get a home inspection, but you should schedule one anyway. This is the best way to find out what to expect after purchasing the property. There are lots of home problems that may be hidden to the uninitiated, but a professional home inspector will spot them right away.

TIP! Make sure you know what?s happening in your local housing market. Look online for information about foreclosures, the average price of homes, how many houses are on sale, and how long it takes to sell houses in your area.

Consider investing in a real estate attorney when you are dealing with foreclosure purchases. You are going to want to have legal representation just in case there are any issues that occur during a foreclosure acquisition. Having this person could possibly save you a lot of money over the long term.

Look at your credit report before you start looking for a house. Once you get your hands on copies of your credit reports, comb through them thoroughly and respond to any red flags there. You want to have your credit in excellent shape going into a home buying process ? this will ensure that you can secure a mortgage.

When negotiating your sales contract, ask for a home warranty. When purchasing a new home, either from the builder, or an older home from the previous owner, ask for a warranty. Builders usually offer a warranty on the work they do for a designated amount of time. Owners ought to be willing to provide a year?s warranty on the home to support you in making any necessary repairs.

TIP! Use a professional broker or real estate agent if your purchase is an investment. These professionals will have access to resources that you don?t.

When you submit an offer on a property, you can request that the seller help to cover the closing costs, or request other kinds of financial incentives. Very often a seller will be willing to cover some of the interest charges early in the loan. Some sellers may not want to give you a price break on the home if you ask for financial perks.

Prior to signing a lease, speak with the future landlord about the gardening, if you?ve got a garden. Some rentals will have the renter be responsible for yard clean up or garden work. Other places still will offer this service as an added monthly fee.

Make sure you pay attention what other kinds of homes are in that neighborhood! Knowing this information is important, since you probably aren?t interested in purchasing the biggest and most expensive house in your targeted neighborhood. This is because smaller homes actually lower the value of other homes in the neighborhood.

TIP! Do a thorough record check before purchasing rental properties. Whenever you are thinking about buying rental property, don?t make any decisions until you have thoroughly reviewed all necessary records going back at least two years.

Go for your dream home. Some will advise you not to upgrade to a larger home, but you should realize that there are those who say it?s a great time to do so. Buying your dream house now could a good thing now, as the prices of homes continue to climb.

Never forget your primary goals while investing in property. You should be aware of whether your goals are to be accomplished in either the short or long term. If you are not completely satisfied with the property you are going to purchase, walk away and look for another. A lot of owners make compromises and buy something that does not satisfy them or even lose money.

Don?t purchase a dwelling that looks on or abuts a thoroughfare with a lot of traffic. These homes are less expensive, but they can be a horrible home to live in for many reasons. Although you might be comfortable with the noise associated with a busy road, others are not. This will make it more difficult for you to find a buyer later on.

TIP! If you have kids, you need to make sure there is enough room for the family. Look into the home?s safety as well.

Key Feature

Don?t purchase properties before thoroughly researching them. When looking to purchase rental properties, there are very definite things to look for. The first key feature is sustainability. Ask yourself: Is the property?s current condition acceptable? Will it stay acceptable without requiring extensive maintenance? Location is another key feature. Yes, location is extremely important for most rental properties. Your tenants will want to live somewhere that is close to retailers, service providers, and anywhere else that they travel to often. You should consider the income in the area in which you are buying. You will have to weigh the pros and cons of a high-rent area versus a low-rent area based on the income levels. Location is usually more of a concern in lower rent areas then high rent districts.

Most people do not think that buying a home is complicated. Use the advice above when you are purchasing a new

TIP! You need to have your goals arranged by their importance when you are attempting to negotiate a deal for any piece of real estate. Identify all the issues on the table and set your expectations for each of them.

Albany teacher suicide, molestation arrest split community

ALBANY -- When Marlon Short's daughter returned from volleyball practice Monday night, her dad sat her down in the living room and broke the news to her: "Mr. I," her longtime basketball coach and favorite middle school teacher, had killed himself.

"She was physically shaking," Short said of his daughter, now a St. Mary's High School junior.

The week before, the 35-year-old Albany father had told her of Albany Middle School teacher James Izumizaki's arrest, on suspicion of committing a lewd act on a girl younger than 14.

"These last two weeks have been crazy," Short said Thursday, shaking his head while standing outside the middle school on his way to a parents-only meeting on how to help their children cope with the multilayered tragedy.

This small East Bay community, where families move for good schools and a small-town feel, has been torn apart by the revelations.

Many residents supported Izumizaki, who grew up in Albany before returning to teach at his former middle school, believing the immensely popular teacher and coach could never commit such a crime.

Others are shocked that parents would support a molestation suspect, particularly while his young accuser already copes with guilt for coming forward.

The disparate viewpoints have played out with passionate conversations in homes, in meetings and on the town's hyperlocal news website, Patch, leading an editor to post a blog explaining why the story was even

being covered at all.

Experts say taking sides is all too common in these types of cases, which can tear at the fiber of communities.

'Very common'

Shortly after the 28-year-old Izumizaki was found dead in his car in San Lorenzo, some in the community began blaming school administrators, police, media and even the victim for his suicide. He left a note, but its contents have not been made public.

"Imagine you are the best at something. You are the best at this not just because it comes natural to you, but because you pour your heart and soul into it every day," an Albany Patch commenter going by "Susan" wrote Tuesday. (Patch readers are not required to use their real names when commenting.)

"You find that your work, dedication, and passion are now only met with suspicion, and that the first instinct of your supervisors is to protect not the accusers, not the accused, but only their own careers. No, neither (Superintendent Marla) Stephenson, nor the police, nor any other individual took Mr. I's life, but they very well backed him out onto the ledge," the commenter wrote.

Another blog poster going by "Colleen O'Neill" wrote this, hours after Izumizaki's body was found: "If this man was innocent this community has done something akin to the Salem Witch Trials."

A candlelight vigil was held Tuesday night in front of the school, with grieving children and parents leaving condolence notes, flowers and candles. That display of respect struck some as unseemly and triggered more debate about the appropriate response to what had unfolded.

"People need to stop defending this guy. If it was a less charismatic teacher the community would be calling this guy a monster," "John Lewis" wrote on Patch. Others asked what the girl who reported Izumizaki must be thinking, seeing the outpouring of support for the teacher.

Amid the community controversy, police have clarified that more than one girl came forward with sex abuse allegations.

These conflicting, confusing reactions to such allegations are "very common" because perpetrators often groom not just victims but entire communities, according to Terri Miller, of Las Vegas, president of Stop Educator Sexual Abuse, Misconduct and Exploitation.

"Oftentimes they are award-winning teachers or very popular teachers and that's how they mask the demon inside," Miller said. "The community doesn't know that side of him; only the victims have seen that side of perpetrators."

It's important not to blame the victim in these cases and reserve judgment, she said.

"People just need to be cognizant that there is a child out there suffering," she said. "This is so horribly traumatic for the victims to see this kind of response and to see this adulation of the teacher."

Such community reaction could prevent victims from coming forward in the future, she said.

Dr. Glenn Lipson, a Southern California forensic psychologist who consults on sexual misconduct issues, said the treatment of victims can be ruthless.

"They torment them. They write on their backpacks, call them names. ... It's very difficult for kids to come forward," he said.

Other Albany cases

This is not Albany's first experience with sex abuse charges.

In 2007, a former student told Albany school officials that science teacher Kay Sorg molested her from 1990 to 1991 while she was in high school. Sorg was charged with two felony counts of oral copulation of a person younger than 16 and two counts of sexual penetration with a foreign object. A fifth count of a lewd act upon a child was dropped.

The next year, Alameda County prosecutors dropped criminal charges against Sorg in exchange for her admitting to the relationship, resigning from the Albany school district and agreeing to permanently surrender her teaching credential. The deal came because the victim did not want to testify after being "villainized in the community", deputy district attorney Danielle Hilton told the Contra Costa Times at the time. Shortly after Sorg's arrest, a youth sports coach at Albany High School was arrested and charged with four felony counts of sexual assault on boys dating to 1988. Jon Etingoff, the popular volunteer wrestling team volunteer, was convicted on three counts in April 2010 and sentenced to more than 10 years in state prison.

Moraga similarities

Residents of the Central Contra Costa community of Moraga are painfully aware of how Albany families are feeling.

In 1996, popular middle school science teacher Daniel Witters was placed on administrative leave after a handful of girls came forward with accusations of inappropriate behavior. He killed himself days later, polarizing the community.

"I think the school fell down in that they didn't support this man who was facing a future that led him to drive off a cliff," a parent said at the time.

A school psychologist told parents in a meeting that some students were taking out their grief on the accusers.

"I think (the accusers) are feeling torn because they're getting from other kids: 'He did this thing and if you hadn't said this, he wouldn't have gone off the cliff.' ... All of a sudden, they're alone. And what's going to happen?" a parent asked.

Dan Halem, the reporter covering the Witters aftermath for the Contra Costa Sun newspaper, wrote an opinion piece defending the coverage. Last week, an Albany Patch editor similarly wrote a blog post explaining to readers why they covered the arrest and suicide of Izumizaki.

One difference between the two cases is the Moraga police chief at the time decided not to continue investigating the case because Witters had killed himself. That's a decision, Miller said, that can exacerbate rumor-mongering and prolong a community's search for closure. In the recent case, Albany Chief Mike McQuiston, in an effort to be transparent, wrote a three-page letter to the community detailing the investigation, including the revelation that they had talked with multiple victims whose stories were substantiated by additional evidence. The department plans to continue its investigation.

"The case has clearly left people hurt and confused by this tragic turn of events," he wrote. "The arrest of a popular educator and community member raises troubling questions, and his suicide leaves many questions unanswered."

As a BART train squealed by on the elevated tracks next to Albany Middle School on Thursday, Short said he hoped the Izumizaki case would provide an opportunity for frank discussion about child abuse.

"It's appropriate now with the times and Penn State just happened," the father said. "It's out there, but now closer to home and we need to take it seriously."
